John 3:1-15 Translation

1. And (some Now) there was a man of (out of, from)  the Pharisees, Nicodemus name to him (literal, better "Named Nic) a ruler of the Jews (a Jewish ruler). de in John is often explanatory or transitional not adversative.  Reading who Nicodemus was according to Josephus is fun. Not connected to Luke 18:18 because of archon.
2. This one came to him by night ( genitive of time) and said to him rabbi, we know that you have come (as) a teacher from God (that you are a teacher come...), for no one is able to do these signs which you do, except God is with him. Oudeis is masculine singular so "no man" is literal but inclusive rule here demands large interpretation. Could God a woman be sent from God to do signs?
3. Jesus answered and said to him, "Truly, Truly I say to you, except  a person (same as above) is born again (this word can mean "from above" and does so elsewhere, Mark, Luke but here is "again" as Nic's response in 4 deuteron - Vulgate natus fuerit denuo. 
4. Nicodemus said to him, "How is a man able to be born being old? (w⁄n -Participle of eimi) He is not able to enter into the womb of his mother a second (time) and be born? 
5. Jesus Answered, amen, amen (truly in Heb) I say to you, except a person (see 4) has been born from (out of ) water and spirit, (this water and.. has caused much trouble with theologians- see Calvin)
he is not able to enter the kingdom of God.
6. That which is born out of flesh is flesh (sarkos sark) and that which is born out of spirit is spirit (pneumatos pneuma)
7. Marvel not that I said to you," It is necessary for you to be born again."
8. The spirit blows where it wills, and you hear its sound, but you do not know from where it comes and where it goes.  In this way is all who are born from the spirit. 
9. Nicodemus answered and said to him, "How can these things be?" 
10. Jesus answered and said to him," You are the teacher of Israel and these things you od not know?" Notice the article. Why? Is not "you" the subject?
11. Amen, Truly, Verily, I say to you that we speak what we know, what we beheld we testify, and the our witness (testimony) you do not receive.
12. If I said or I told you earthy things and you did not believe, how if I say to you the heavenly things, will you believe?"
13. And no one has gone up into heaven except he who has come down out of heaven, that is the son of man.
14. And just as Moses lifted up the snake in the wilderness, Thus it is necessary for the son of man.
15. That all who believes in him may have everlasting life. (why "may" or 'should"? Also KJV reads a different variant and gives witness to "shall not perish"
